Summary of Terms In the event that a Hyde Rock Limited client or any associated entity signs an agreement at your location or any of your associated locations, our standard terms apply: a referral fee of 10% of the inclusive license fee agreement is payable. This fee adjusts pro-rata in line with the client’s expansion or contraction. Any incentives, such as rent-free periods, will be averaged over the term of the agreement. Invoices are payable within 30 days of either the client paying a deposit or taking occupation, whichever occurs first. If you have already been introduced to a client by another party, you must email us to reject this introduction within 48 hours; otherwise, our fees will apply.

New Client Introductions Hyde Rock Limited will send introductions of prospective new clients to the Business Centre via email. All introductions are assumed to be accepted unless rejected within 48 hours.

New Client Rejection If the Business Centre wishes to reject our introduction, they must send an email stating the reasons for rejection. If no rejection email is received within 48 hours, our referral fee of 10% will be applicable.

Overturn Rule If another broker initially introduces a client, but Hyde Rock Limited arranges the first attended viewing that results in a sale, the referral fee will be credited to Hyde Rock Limited. If the Business Centre arranges the viewing independently, the initial introducer retains the referral fee.

Privacy Policy All prospective client introductions by Hyde Rock Limited are private and confidential and intended exclusively for the Business Centre. Client information must only be used to offer Business Centre services and cannot be shared with third parties. Hyde Rock Limited complies with GDPR regulations.

Referral Fee Structure When a Hyde Rock Limited client signs an agreement or acquires services at the Business Centre through our introduction, the Business Centre must notify Hyde Rock Limited of the tenancy details to facilitate invoicing. Our referral fees are as follows:

10% of the inclusive license fee for up to 12 months.
For agreements exceeding 12 months, 2.5% of the inclusive license fee applies for periods beyond the 13th month.

For example, if the license fee is £20,000 per annum on a 3-year deal, Hyde Rock Limited’s fees would be:

£2,000 (10% of £20,000 for the first year)
£1,000 (2.5% of £40,000 for the remaining 2 years)
Total: £3,000.

For agreements shorter than 12 months, Hyde Rock Limited is entitled to fees on renewal periods within the first 12 months, regardless of involvement in renewal negotiations. Rent-free periods will be averaged over the term of the agreement for fee calculations.

Expansion Referral fees apply to expansions within the initial 12 months. If the license fee increases, the Business Centre must notify Hyde Rock Limited via email within 48 hours.

Payment Invoices must be settled within 30 days of issuance.

Change of Ownership If a Business Centre (or Group) is sold, the seller must inform Hyde Rock Limited and ensure the new owners acknowledge and honour all referral fee obligations. Failure to do so will result in outstanding fees remaining the responsibility of the seller.
